It is not just an option; it is mandatory for all rental agreements in Dubai. How Do I Register an Ejari?
Registering your Ejari is a straightforward process, and there are several options available to you:
1. At an Ejari Centre:
Visiting an Ejari centre is the most preferable option as it allows you to be actively involved in the process. You can visit Ejari typing centers at various locations in Dubai. The entire process usually takes about 10 minutes, excluding waiting time. Make sure to bring all the necessary documents, including Ejari fees (AED 220) and your Emirates ID. Once your paperwork is approved, your Ejari certificate will be produced – don’t forget to get it stamped before leaving the center.
2. Dubai REST App:
If you prefer a contactless option, the Dubai REST app is a convenient choice. Simply download the app on your mobile device, register using your Emirates ID, passport, and visa copy, and upload all required documents. Ensure your landlord is also registered on the app. The certificate should be issued within one or two working days, and the cost of registration is slightly lower at AED 172.
3. Registering by Email:
Another alternative is to register via email. Attach all relevant documents, including an NOC and a checklist filled out by the tenant. Pay the Ejari fee (AED 220) via bank transfer. This method may take one or two business days to issue the certificate but could be more time-intensive due to additional documents and bank processing times.
What Documents Do I Need to Register?
To register an Ejari, you will need the following documents:
- Original signed tenancy contract or a good color copy
- Security deposit receipt
- Title deed
- Passport copy of the property owner/landlord
- Passport copy of the tenant
- Copy of the tenant’s visa page
- Copy of the tenant’s Emirates ID (front and back)
- Ejari fee (AED 220 in person and by email, AED 172 through the REST app)
- Original Emirates ID of the tenant (required when registering at an Ejari center)
- 9-digit DEWA Premises number or a copy of a recent DEWA bill (if applicable)
- Valid trade license (for a commercial property)
If you are new to Dubai, you can start the tenancy contract process with a copy of your residence visa application, but an Emirates ID will be necessary for registration.
How Often Does Ejari Need to Be Renewed?
You will need to register a new Ejari whenever you move to a new property or if your landlord gets a new tenant. If you renew your current tenancy contract, you must also renew the Ejari for the new contract duration.
